A zip screen awning — known in Spanish as toldo zip or toldo screen — differs from a conventional roller blind or canvas awning in one crucial engineering detail: the fabric screen is fitted with a zip on each side that locks into a guide channel fixed to the wall or structure. This zip-and-channel system keeps the screen taught and flat regardless of wind conditions, preventing the billowing, flapping, and early wear that ruins conventional awnings within a few seasons on the windier parts of the Costa del Sol.
Zip awnings are available in two main configurations: vertical drop screens (which descend from a concealed cassette at the top to provide shade and privacy for a terrace frontage) and overhead projecting screens (which extend horizontally from the building to cover the terrace roof space). Costa Glass installs both configurations — or a combination of the two — depending on your property and requirements.
All Costa Glass zip awnings are motorised as standard. The electric motor system includes a wind sensor that automatically retracts the screen when wind speeds exceed the rated maximum (typically 50 km/h for our standard systems). This automation protects the fabric from damage during the Levante wind events that affect the eastern Costa del Sol from spring through autumn.
Motorised Zip Awning Options
All Costa Glass zip awnings in Marbella are supplied with electric motors as standard — manual operation is neither the norm nor the best choice for the Costa del Sol climate, where rapid retraction during a sudden Levante gust is critical. Our motor systems are Somfy or equivalent premium brand, with a 5-year motor warranty.
Control options include: wall-mounted rocker switch, handheld RF remote, smartphone app (for Somfy-compatible systems), or integration into a wider smart home system via KNX or Zigbee. For Marbella holiday homes managed remotely, the smartphone connection allows owners to retract screens before a storm even when they are not in residence.
Multiple zip awnings on the same property can be grouped and controlled simultaneously. A typical setup for a large Marbella restaurant terrace might be four 3-metre vertical drop screens on the south façade plus two 5-metre overhead projecting screens, all controlled from a single wall panel.
Ideal for Outdoor Restaurants and Marbella Homes
Few improvements deliver a faster return on investment at a Marbella outdoor restaurant than a well-designed zip awning system. The ability to seat 20 diners on a shaded, wind-protected terrace at midday in August — when a competing restaurant with an open terrace is empty — is a competitive advantage with a direct commercial impact.
- Restaurant terraces — control shade and privacy to maintain covers throughout the day in all seasons
- Residential terraces — eliminate afternoon overheating while preserving the view
- Pool areas — vertical drop screens around pool decking for privacy without blocking light
- Hotel and resort terraces — uniform appearance, motorised control from a single building management system
- Rooftop bars — overhead + vertical combination creates a fully weatherproof rooftop space
- Villa gardens — privacy screens along boundary with zip system that retracts when not needed
